Shelton pairs a $575,000 single-family median with one of the lowest FY2027 mill rates on this site (15.51). Milford, Branford, Guilford and Madison offer shoreline living with rail for office days. West Hartford, Glastonbury and Simsbury suit Hartford-area work. New Haven has the most rail connections. Broadband availability is still to verify for every town; check the FCC map by address.

Fairfield and New Haven counties
Shelton. Its FY2027 mill rate fell to 15.51 from 18.821, and the 2025 single-family median was $575,0007. The nearest Metro-North stop is Derby-Shelton on the Waterbury Branch2, so check the schedule for office days.

Tax at each town’s median home
If you work from home, the house is also your office and its running costs matter every month. Here is the yearly property tax on each town’s 2025 single-family median at FY2027 rates1:
- Shelton: about $6,243 on $575,0007.
- Branford: about $8,919 on $575,00013.
- New Haven: about $10,350 on $370,00014.
- Milford: about $10,817 on $539,0008.
- Madison: about $11,703 on $725,00012.
- Guilford: about $12,920 on $649,90011.
- Simsbury: about $12,963 on $550,00019.
- Glastonbury: about $15,347 on $650,00018.
- West Hartford: about $17,753 on $542,25017.
- Ridgefield: about $21,837 on $1,100,0009.
Shelton and Branford have identical medians, but Branford’s bill is about $2,700 a year higher because of its rate. Shelton’s rate fell to 15.51 from 18.82 the year before1, which is a large part of why it leads this list.
West Hartford and Simsbury have similar medians, but West Hartford’s bill is almost $4,800 higher. When you work from home, you feel that difference every month without a commute saving to offset it.
How often will you go to an office?
Fully remote work opens the whole state. Even so, most remote workers travel sometimes, for meetings, conferences or clients. Think about where those trips go.
If you go to New York a few times a month, Milford’s direct trains took a median of 105 minutes on the schedule we analyzed2. Guilford, Madison and Branford connect to Metro-North at New Haven through Shore Line East3.
If you go to Hartford or Boston, the Hartford Line and Amtrak serve New Haven and Hartford415. For flights, Bradley International Airport is north of Hartford21; the drive from each town is TO VERIFY.
If your employer could later ask for two or three office days a week, test that commute before you buy. A town that works for occasional trips can be hard for regular ones.
The home office itself
When you are comparing homes, look at them as workplaces. Is there a room with a door you can close? Is it quiet during the day? Does it get natural light? Is there room for a desk, a second screen and storage?
Basements and attics can make good offices, but check heating, cooling and moisture. A finished room over a garage can be ideal if it is well insulated.
If you meet clients at home, a separate entrance helps. Towns regulate home businesses through their zoning rules, which differ by town, so ask the zoning office what is allowed before you plan on client visits. Treat the rules as TO VERIFY town by town.
Power and storms
Connecticut storms can knock out power, sometimes for days. If your work depends on being online, think about backup power.
Options range from a battery backup for your router and laptop to a whole-house generator. Ask the seller how often the home has lost power and for how long. Ask neighbors too.
Homes on streets with underground lines may have fewer outages, but there are no guarantees. The Public Utilities Regulatory Authority has information on utility service and reliability22.
Internet in more detail
Fast, reliable internet is essential and it can vary from one street to the next. The FCC map shows which providers report service at each address5. It does not guarantee the speed you will get.
Call the providers listed and ask about service at the specific address. Ask whether fiber is available or planned. If you can, ask the seller or neighbors what speeds they get at the times you would work.
A cellular backup, such as a phone hotspot or a separate cellular router, keeps you online during an outage. Check cell coverage at the address too.
Finding community
Working from home can be isolating. Libraries in many Connecticut towns offer quiet rooms and meeting spaces. Larger centers such as Stamford, New Haven and West Hartford have co-working spaces; check current options directly.

Enter the exact address on the FCC National Broadband Map, then call the listed providers to confirm service and speeds at that address. Ask the sellers which provider they use. Rural parts of larger towns can have very different options from the town center.

Remote work makes it easier to rent for a few months in a town you are considering. Work from the rental, test the internet, find the café and the library and see whether the town suits your days. It is the best way to learn whether the quiet you wanted is the quiet you enjoy.
