Living in Westport: overview
Westport combines an arts heritage, a town beach and a Metro-North station at Saugatuck. The 2026 town profile counts 27,528 residents and a median age of 45; the Census reports its median household income only as "$250,001 or more", the top bracket1.
Eighty-nine percent of its 10,363 homes are owner-occupied and 92 percent are detached, the highest detached share among the Fairfield County towns we cover1. Among adults 25 and older, 38 percent hold a bachelor's degree and 42 percent a graduate degree, the highest graduate share on this site.
Two figures stand out. Forty-two percent of working residents work from home, the most of any town here and the mean commute for the rest is 40 minutes, the longest1. Westport has more home-based professionals than anywhere else we cover. The town also has 16,508 jobs and 6,133 active businesses. Commuting from Westport
Westport has two stations. The main Westport station, at Saugatuck, had a median morning ride of 74 minutes on the weekday we analyzed and Green's Farms 80 minutes5. That is roughly 20 minutes more each way than Greenwich, which is why many Westport commuters go in a few days a week.

Westport station, at Saugatuck, had 12 direct morning trains to Grand Central between 5:00 and 8:59 AM on our sample Tuesday, taking 68 to 85 minutes. Green's Farms had 10, taking 74 to 89 minutes with a median of 80. Nine of Westport's and eight of Green's Farms' trains left after 6:005.
Stamford is close by rail: 11 direct trains left Westport for Stamford in the same window, taking 17 to 24 minutes with a median of 205. The Norwalk Transit District runs local buses1.
With a 74-minute median, Westport suits people who go into Manhattan two or three days a week more than daily commuters. Darien and Norwalk are faster; Fairfield is slower. Property taxes in Westport
Westport's FY2027 real estate mill rate fell to 13.20 from 18.86 the year before4. The drop followed a revaluation that raised assessments, so a lower rate does not mean a lower bill. Ask the assessor for the current assessment on any home.

Connecticut assesses homes at 70% of market value as of the town's last revaluation (Connecticut General Statutes, Chapter 203 (assessment at 70% and revaluation)), so $100,000 of assessed value is roughly $142,857 of market value at that date. Westport is the clearest revaluation example on this site. Assessments were reset for FY2027 and the rate fell from 18.86 to 13.20 to raise a similar budget from a larger grand list4. The question to ask is not the rate but the new assessment on the home you want.
As an illustration, each $100,000 of assessed value comes to about $1,320 a year at the FY2027 rate. OPM also lists Westport districts such as Saugatuck Island, Harvest Commons and Lansdowne7; ask whether an address is in one.
Westport offers local property tax relief for homeowners 65 and older or permanently disabled. You must have owned and lived in the home for a year and meet income guidelines and you apply in person at the assessor's office from February 1 to May 158. Westport Public Schools enrolled 5,266 students. The graduation rate was 96 percent and 80 percent of tested students met the math standard and 81 percent the English standard in 2024-25, against state figures of 89, 46 and 50 percent1.
The district has eight schools: Staples High School, Bedford and Coleytown middle schools and Coleytown, Greens Farms, Kings Highway, Long Lots and Saugatuck elementary schools10. Arts and things to do in Westport
The Westport Country Playhouse opened on June 29, 1931, when Lawrence Langner turned an old tannery barn into a theater for Broadway tryouts2. The Levitt Pavilion was established by the community in 1973, opened in 1974 and presents free outdoor concerts3. By the early 20th century Westport already had a lively community of artists, musicians and writers13.
Sherwood Island State Park, in Westport, is Connecticut’s first state park. The state bought its first land there in 1914, but a long land battle delayed public access14. MoCA CT, the Museum of Contemporary Art Connecticut at 19 Newtown Turnpike, presents exhibitions, classes and workshops, a summer camp and performances, including the Heida Hermanns International Music Competition, now in its 50th year15.
Westport neighborhoods
The 2017 Plan of Conservation and Development identifies Downtown and Saugatuck as village centers and Old Hill and Greens Farms as traditional residential neighborhoods16. That wording came from a summary and is TO VERIFY against the plan. Saugatuck also has its own transit-oriented village plan.
Downtown runs along Main Street and the Saugatuck River. Saugatuck surrounds the main station and the river mouth. Greens Farms has its own station and gives its name to the original settlement. Compo surrounds the beach. Old Hill sits inland near the center, and Coleytown, in the north, is often described as larger-lot country; that description is TO VERIFY.
A new plan is funded, with completion targeted for October 202717. Shoreline buyers should read flood zones and coastal risk.
Compo Beach and the parks
Compo Beach is a 29-acre park with a sand beach, boardwalk, pavilion, concession, two sand volleyball courts, a wooden playscape, a skate park and lighted basketball courts, next to the Ned Dimes Marina18. It is open year round.
From May 1 to September 30, non-emblem daily parking costs $45 on weekdays and $70 on weekends and holidays and only 125 daily passes are sold18. That cap is a practical reason to get a resident emblem. Old Mill Beach requires an emblem, while Burying Hill and Compo accept daily fees when space allows19. The standard resident emblem price is TO VERIFY; the handicapped resident emblem costs $30 plus sales tax.
Compo has Mobi-mats on the main and south beaches, wheelchair-accessible picnic pads and a floating beach wheelchair18.
Downtown dining and shopping
Downtown along Main Street and the river, plus Saugatuck by the station, form the town’s two commercial centers16. Bedford Square, at the foot of Main Street and Church Lane, describes itself as a mixed use retail, dining and residential destination20. Healthcare
No acute-care hospital appears on Westport’s key-employer list1. The nearest are Norwalk Hospital, part of Northwell Health, to the west21, and St. Vincent’s Medical Center and Bridgeport Hospital to the east2223. St. Vincent’s lists 520 licensed beds, including a 76-bed inpatient psychiatric facility in Westport22.

Westport’s history in brief
Westport was incorporated in May 1835 from parts of Fairfield, Norwalk and Weston; the name is descriptive and the Native American name for the area was Saugatuck24. The first settlers were farmers who called the area Green’s Farms, the name the station still carries13.
In the 19th century Westport was a shipping center and the leading onion-growing town in the country. Hybrid and remote professionals come first: 42 percent of workers are home-based1. Beach lovers get Compo, and arts lovers get the Playhouse and Levitt.
