Living in Southbury: overview

Southbury is the oldest-skewing town on this site. The 2026 town profile counts 20,071 residents, a median age of 54 and a median household income of $112,887. A quarter of residents, 25 percent, are 70 or older, the highest share among the towns we cover1.

Eighty-eight percent of its 8,966 homes are owner-occupied and 79 percent are detached1. The town sits in western New Haven County and is divided by the Pomperaug River, which flows into the Housatonic2.

Commuting from Southbury

Southbury has no train station and the state's town profile lists no bus or train service1. I-84 runs through town toward Waterbury and Danbury; drive times are TO VERIFY for your address.

Southbury has no Metro-North station, so the train to Grand Central is not a daily option from here. See the notes below and the commuting guide.

Working residents average a 29-minute commute and 20 percent work from home1. With 6,185 jobs in town, most working residents drive out, toward Waterbury, Danbury or New Haven.

The nearest rail options are the Waterbury Branch at Waterbury and the Danbury Branch at Danbury; we have not analyzed their schedules for Southbury commuters, so trains and drive times are TO VERIFY. For many Southbury buyers the commute matters less than errands and healthcare. The town runs a Dial-a-Ride service for residents who are 60 or older or disabled, covering medical trips, shopping and errands in town and to nearby towns. Rides must be booked two business days ahead, by 10:00 a.m.8

Southbury's rate rose from 24.20 in FY2026 to 25.40 in FY20277, a mid-range rate. As an illustration, each $100,000 of assessed value comes to about $2,540 a year at the FY2027 rate.

OPM lists a Heritage Crest Tax District at 17.7775 mills9. Whether it applies on top of the town rate is TO VERIFY with the assessor. Heritage Village owners also pay association fees, whose amounts are TO VERIFY.

Homeowners 65 and older or with a disability may qualify for the state Circuit Breaker credit, with 2026 income limits of $46,300 for a single filer and $56,500 for a married couple10. Southbury also runs its own town program for owners 65 or older or totally disabled, with income limits of $53,400 unmarried and $61,800 married; qualifying owners may receive both11. Schools in Southbury

Regional School District 15 3,350 students (Southbury and Middlebury); graduation rate 97% (state 89%); 61% met the math and 59% the English standard (state 46% and 50%)1 2026 town profile, from CSDE data.

Ratings sites weight different things and change their methods each year. For official data on any Connecticut district (enrollment, test results, graduation rates and spending per pupil), use the state's12. Visit schools and speak with the district before you rely on a ranking.

Southbury shares Regional School District 15 with Middlebury. The district enrolled 3,350 students, its graduation rate was 97 percent and 61 percent of tested students met the math standard and 59 percent the English standard, against state figures of 89, 46 and 50 percent1.

A regional district is new to many out-of-state buyers. Two towns share one board and one set of schools: Pomperaug High School, Memorial and Rochambeau middle schools and Gainfield, Long Meadow, Middlebury and Pomperaug elementary schools, with assignment by street address1314.

Southbury is the only town on this site where condo sales outnumbered single-family sales in 2025: 255 condos sold at a $299,000 median, against 164 single-family homes at $615,000, which sold in a median of 42 days6. Zillow's typical value was $453,71315, and Census figures give a median owner-occupied value of $411,600 and a median gross rent of $1,9351. Heritage Village is large enough to shape that market, but we have no data on its share of condo sales, so treat the link as likely rather than proven. Heritage Village in depth

Heritage Village is a 55-plus, age-restricted community of 2,580 homes built between 1967 and 2005. Homes are sold as resales and 55places lists prices from the $200,000s to the $500,000s. It is the largest of the 62 Connecticut communities in the 55places directory5.

The community covers about 1,000 acres and its first phase opened in 196717; the acreage is TO VERIFY with the association. An 18-hole golf course winds through the village and is available for membership18. The association lists four outdoor pools, tennis, pickleball, paddle tennis and bocce courts, garden plots, a library, art studios, a woodworking shop and hiking trails in a 110-acre nature preserve19.

Before you buy, ask the association for the monthly fee and what it covers, the reserve fund balance, any planned special assessments, the age and occupancy rules and the resale process. Age-restricted communities operate under the federal Housing for Older Persons Act. Across its whole Connecticut directory, 55places reports averages of about 443 days on market and a $550,800 price, figures that are statewide and not specific to Southbury5.

Three state parks and two lakes

Southbury trades the Sound for lakes. Kettletown State Park on Lake Zoar covers 605 acres, with about six miles of trails, picnic areas and camping20. Southford Falls State Park has a waterfall, a covered bridge, an observation tower and Paper Mill Pond21.

George C. Waldo State Park, at 457 Purchase Brook Road on the banks of Lake Lillinonah, covers 150 acres. It allows fishing, hiking, horseback riding, hunting and mountain biking22. Town parks include Ballantine, Ewald, Hidden Pond, Lakeside, Little York, Settlers, Platt and Community parks, plus a town boat launch23. There is no saltwater beach.

Southbury neighborhoods and villages

South Britain is a National Register historic district along South Britain Road24. Listed in 1991, it covers 700 acres and 43 buildings, from 18th- and 19th-century homes to two historic churches24. Heritage Village is the 55-plus community. Main Street South is the commercial spine, where the 2022 plan calls for streetscape and pedestrian improvements25. Homes near Lake Zoar and Lake Lillinonah are a fourth type; descriptions of lake-area streets are TO VERIFY.

Shopping along Main Street South

Main Street South is the town’s commercial corridor25, and ShopRite and Stop and Shop both appear on the key-employer list1. We have no verified restaurant data and we do not list businesses.

Healthcare and senior services

There is no hospital in Southbury, but there is urgent care in town. Yale New Haven Health runs an urgent care center at 900 Main Street South, open 365 days a year for non-life-threatening care4.

The nearest hospitals are in Waterbury. Waterbury Hospital reports 357 licensed beds, 225 of them staffed3, and Saint Mary’s Hospital, part of Trinity Health Of New England, is licensed for 347 beds26. Danbury Hospital is another option27. Drive times are TO VERIFY.

Southbury’s history in brief

Southbury was named in May 1731 as the south part of Woodbury and incorporated from it in May 178729. Europeans settled it as Woodbury’s “south purchase”; the Paugussett and other Native groups lived in the area2.

The early town had taverns, shoemaking, paper mills and sawmills and South Britain made carpets and hats. Wallace Nutting featured Southbury and South Britain in Connecticut Beautiful in 1923 and his former home, Nuttinghame, is in town2. Southbury in turn helped form Oxford in 1798 and Middlebury in 180729.
