The short answer

Westport's 2025 single-family median was $2,300,000, Fairfield's $1,072,500. Westport is a little closer to Grand Central (median 74 minutes from Westport station; 83 to 88 from Fairfield's three stations). Both cut their mill rates sharply for FY2027 after revaluations: Westport to 13.20 and Fairfield to 19.19. Both have beaches and walkable centers.

Westport and Fairfield share a border, a coastline and a reputation for strong schools. The main differences are price and character: Westport is smaller, more expensive and known for the arts; Fairfield is larger, with three stations, a university presence and a lower median price.

Niche’s 2027 rankings rate Fairfield’s district A+ and 306th nationally1. Westport’s district is also rated A+, ranked first of 118 districts in Connecticut and 31st nationally2. For both, use EdSight for the state’s own data9.

Beaches

Westport’s Compo Beach and Fairfield’s string of town beaches are both major draws. Each town manages beach access with resident passes; check each parks and recreation department for current rules and fees.

Downtowns and culture

Westport is known for the Westport Country Playhouse and free summer concerts at the Levitt Pavilion1011, with a downtown along the Saugatuck River. Fairfield has a walkable downtown, the historic village of Southport and two universities.

Housing stock

Westport skews toward larger single-family homes, with few condos: 47 condo sales in 2025 against 299 single-family12. Fairfield has a wider range, from beach cottages to colonials, with 93 condo sales13.

The commute in detail

On the schedule we analyzed, direct trains from Westport station took 68 to 85 minutes, with a median of 746. Green’s Farms, Westport’s second station, had a median of 80.

In Fairfield, the median direct train took 83 minutes from Southport, 85 from Fairfield station and 88 from Fairfield-Black Rock6. Fairfield station had 13 direct trains between 6:00 and 8:59 AM.

At the medians, Westport station saves about 11 minutes each way compared with Fairfield station. For a daily commuter that is real time; for someone going in twice a week, it matters less than the price gap.

Fairfield’s three stations give residents a choice. A home near Southport, Fairfield or Black Rock can each have a short walk or drive to a train and the stations’ parking situations differ. Ask the town about permits for the station you would use. See the Metro-North parking guide.

What the price gap means

Westport’s 2025 single-family median of $2,300,000 was a little more than twice Fairfield’s $1,072,5001213. The condo medians show a similar gap: $1,330,000 in Westport and $635,000 in Fairfield.

Fairfield also had far more sales: 572 single-family sales in 2025 against 299 in Westport1312. More sales mean more homes to choose from at most price points.

For a buyer with a budget around Fairfield’s median, Westport offers fewer options, often smaller homes, older homes or homes farther from the water and the station. For a buyer with a budget around Westport’s median, Fairfield offers a wide choice of larger homes and waterfront properties.

Property tax on real homes

Both towns cut their rates sharply for FY2027. Westport went from 18.86 mills in FY2026 to 13.20 and Fairfield from 28.39 to 19.198. Revaluations raised assessments at the same time, so individual bills moved by different amounts.

Applied to 2025 medians, the FY2027 rates give a yearly tax of about $21,252 on Westport’s median single-family home and about $14,407 on Fairfield’s. For condos, about $12,289 in Westport and about $8,530 in Fairfield.

At the same price, Westport is cheaper. A $1,000,000 home would be taxed at about $9,240 in Westport and about $13,433 in Fairfield. For buyers who can afford Westport, its lower rate softens the price premium a little.

Neighborhoods in Westport

Saugatuck. The area around Westport station, with restaurants and the river.

Compo and the beach area. Streets near Compo Beach, among the most sought-after in town.

Green’s Farms. The eastern side of town, with its own station.

Downtown. The shopping streets along the Saugatuck River, with the library and the Levitt Pavilion nearby.

North of the Merritt. Larger lots and a quieter, more wooded setting farther from the train.

Arts, universities and daily life

Westport’s identity is tied to the arts: the Playhouse, the Levitt Pavilion and an active downtown. The Playhouse building, an 1835 tannery, became a theater in 1931 and the Levitt has offered free concerts since 19741011. It is a smaller town, which some people find more close-knit.

Fairfield is home to two universities, which bring lectures, sports and performances, as well as more restaurants and a younger population near campus. It is a larger town with more distinct neighborhoods.

Questions to ask before you choose

How important is the shorter ride from Westport compared with the lower price in Fairfield? Run the numbers for your own commute and budget.

Do you want to be near the beach, the train or downtown? Both towns have all three, but not usually in one place.

What will the tax bill be after revaluation on the homes you are considering? Ask for the current assessment.

Westport has the highest work-from-home share and the longest mean commute of any town on this site. Fairfield is more than twice the size, with three Metro-North stations and two universities among its key employers.

Beach access in practice

Both towns treat their beaches as a resident amenity. Residents typically buy an annual parking sticker or pass and non-residents pay daily fees or are limited at busy times. In Fairfield, a 2026 resident sticker costs $25 ($10 for residents 62 and older) and is needed to park from Memorial Day Saturday to Labor Day. Jennings and Penfield also take a daily gate fee of $40 on weekdays and $50 on weekends and holidays, while Southport, Sasco and South Pine Creek are for sticker holders only5. If beach access is a priority, ask how far a home is from the nearest town beach and whether you can walk or bike there. A short walk to the sand can matter more day to day than which town you live in.

Revaluation in plain terms

Both towns completed revaluations that raised assessed values and both cut their mill rates for FY20278. Both revalued on the October 1, 2025 grand list and the next revaluation in each is scheduled for 20303. Fairfield says the new values apply to bills due from July 2026 and that residential values rose about 64 percent4. The rate cut does not mean every bill fell. A home whose value rose faster than the town average will often see a higher bill, even at the lower rate. A home whose value rose more slowly may see a lower one.

Renting first

Both towns have relatively few rentals compared with Stamford or Norwalk, but renting for a season can still be a smart way to choose between them. Spend weekends at the beaches, eat in both downtowns and ride the train from both stations.

How the towns feel day to day

Westport’s downtown is compact, with shops along Main Street and the riverfront. Weekend life centers on Compo Beach, the downtown and the arts venues.

Fairfield is bigger and more spread out. Its downtown, the Post Road, the beach area, Southport and the neighborhoods to the north each have their own feel. Students from the universities add energy to parts of town during the academic year.

Neither is better; they suit different preferences. Visit both on a weekday evening and a Saturday before you decide.
