Living in New Haven: overview

New Haven is the jobs-and-transit city of this series. The 2026 town profile counts 134,349 residents, a median age of 32, the youngest of any town we cover and a median household income of $56,8511.

It is a renters' city: only 28 percent of its 60,333 homes are owner-occupied and 26 percent are detached1. It also has more jobs than any other town on this site, 84,498 and 10,684 active businesses. Among adults 25 and older, 23 percent hold a bachelor's degree and 21 percent a graduate degree.

That mix makes it a natural first stop for graduate students, hospital staff, Yale faculty and young professionals and a walkable option for downsizers who want culture and medicine close by. Union Station is served by four rail services: Metro-North, Amtrak, the CTrail Hartford Line and Shore Line East1. New Haven is a rail hub rather than a New York bedroom and its strengths are its connections within Connecticut.

To Stamford, 14 direct Metro-North trains left between 5:00 and 8:59 AM on our sample Tuesday, taking 46 to 67 minutes with a median of 59.5. To Bridgeport, 16 trains took 19 to 27 minutes with a median of 256.

North to Hartford, three Hartford Line trains ran from Hartford to New Haven in the same window, taking 47 to 52 minutes and three Amtrak trains took 46 to 52 minutes910. Shore Line East brings people in from the shoreline: Guilford to New Haven took 21 to 24 minutes and Madison 27 to 30 minutes, with four morning trains each10.

Two Amtrak trains left New Haven for New York Penn Station in the morning window, taking 101 to 110 minutes10. Northeast Regional coach needs a reservation by train, not by seat11. Amtrak fares vary by day and time of travel; Flex fares can be changed or refunded without fees, while Value fares cannot be changed12. Working residents average a 21-minute commute, among the shortest in this series and 14 percent work from home1.

New Haven also has an airport. Avelo listed 29 nonstop destinations from Tweed-New Haven as of June 202613. Route counts change often: in October 2026 the airport listed 28 Avelo and 13 Breeze Airways nonstops, 33 destinations in all14. A new East Terminal has been proposed and is subject to approvals15.

Property taxes in New Haven

New Haven's real estate mill rate is one of the higher rates among the towns on this site, while its car tax is capped at the state maximum5. Lower prices offset part of the difference.

Source: CT Office of Policy and Management, Mill Rates (FY2014 to FY2027 data). FY2027 rates apply to the October 1, 2025 grand list. *An illustration, not a tax bill: each $100,000 of assessed value times the mill rate. Connecticut assesses homes at 70% of market value as of the town's last revaluation (Connecticut General Statutes, Chapter 203 (assessment at 70% and revaluation)), so $100,000 of assessed value is roughly $142,857 of market value at that date. Special taxing districts can add to the rate and a recent sale price is not the town's assessment. Ask the assessor for the actual assessment.

The rate rose from 39.40 in FY2026 to 39.962 in FY2027, one of the highest among the towns we cover5. Low prices offset part of that: the 2025 single-family median was $370,0004. For the comparison at the same home value, see mill rate math.

The motor vehicle rate is 32.46 mills, the state cap for FY20275. The city also has four Special Services Districts, Chapel West, Grand Avenue, Town Green and Whalley Avenue, which levy their own rates to fund managed business districts; Town Green covers downtown16.

Schools in New Haven

New Haven Public Schools 17,837 students; graduation rate 72% (state 89%); 17% met the math and 24% the English standard (state 46% and 50%)1 2026 town profile, from CSDE data.

Ratings sites weight different things and change their methods each year. For official data on any Connecticut district (enrollment, test results, graduation rates and spending per pupil), use the state's17. Visit schools and speak with the district before you rely on a ranking.

New Haven Public Schools enrolled 17,837 students. The four-year graduation rate was 72 percent and 17 percent of tested students met the math standard and 24 percent the English standard in 2024-25, against state figures of 89, 46 and 50 percent1. Those averages are low and it is better to say so plainly.

The district's answer is choice. New Haven runs a large magnet system admitted by lottery18. The Cooperative Arts and Humanities High School (Co-Op) is an interdistrict magnet whose 2026 lottery ran from February 2 to March 619. Wilbur Cross and James Hillhouse are neighborhood-choice high schools18.

Several New Haven magnets are open to suburban residents through the same lottery20. The town profile also lists Common Ground High School and Highville Charter School1. Read school choice in Connecticut and how to compare Connecticut school districts.

Things to do in New Haven

Three of New Haven’s major museums are free. The Yale University Art Gallery22, the Yale Center for British Art, which reopened on March 29, 2025 after a two-year closure23, and the Yale Peabody Museum, whose galleries reopened in 202424, all charge no admission.

Then there is the apizza. Frank Pepe Pizzeria Napoletana opened on Wooster Street in 192525, and Sally’s Apizza followed in 1938 at 237 Wooster Street, founded by Pepe’s nephew26. Locals have opinions about which is better.

The New Haven Green sits at the heart of the 1638 Nine Square Plan27. The Shubert Theatre, open since 1914, presents international, national and local programming; its 2026 holiday run is the Grinch musical from November 18 to 2228. Long Wharf Theatre no longer has one home and stages its season at venues around Greater New Haven29.

Parks and the harbor

The Parks Department manages more than 2,200 acres33. East Rock Park covers 425 acres of trails and fields along the Mill River, with the Trowbridge Environmental Center34. Edgewood Park has more than 120 acres with ponds, tennis courts and a skate park35.

Lighthouse Point Park has a harbor beach and a historic carousel36. Its lighthouse was built with stone quarried on Leete’s Island in Guilford37. If you buy near the shore, read flood zones and coastal risk.

Dining and shopping districts

Wooster Street is the apizza district25. The city’s four Special Services Districts, Chapel West, Grand Avenue, Town Green and Whalley Avenue, are its organized commercial areas16. We do not publish restaurant counts or lists; they change too quickly.

New Haven’s history in brief

New Haven was settled in April 1638 and named in August 1640 after Newhaven in Sussex; the Native American name for the area was Quinnipiac39. It was laid out on the Nine Square Plan, arguably America’s first planned town and incorporated as a city in 178427.

After the 1839 revolt aboard the Amistad, the captive Africans were imprisoned in New Haven. In the mid-1900s the city was a national leader in federal urban renewal27. Wallingford, Branford, East Haven, Hamden, North Haven and Woodbridge were all set off from New Haven39.
