Living in Stamford: overview

Stamford is the one true city on Connecticut's Gold Coast. The 2026 town profile counts 137,144 residents, a median age of 38 and a median household income of $111,5861. CT Humanities describes it as the state's fourth-largest city and home to the headquarters of numerous corporations2.

The housing mix is what sets it apart from its neighbors. Of 58,655 homes, 49 percent are owner-occupied and 42 percent are detached single-family houses, against 66 percent and 65 percent for the state as a whole1. That makes Stamford the most renter-heavy and least detached market among the Fairfield County towns we cover.

It is also a place people commute to. The profile counts 71,615 jobs located in the city and 18,305 active businesses1. Among adults 25 and older, 30 percent hold a bachelor's degree and 22 percent a graduate degree, above the state's 23 and 19 percent.

Commuting from Stamford

Stamford is the main express stop on the New Haven Line. On Metro-North's published schedule for Tuesday, October 13, 2026, 35 direct trains left Stamford for Grand Central between 5:00 and 8:59 AM, more than from any other Connecticut station, with scheduled rides of 50 to 70 minutes (median 57)5. Glenbrook and Springdale, on the New Canaan Branch inside Stamford's borders, have fewer direct trains.

Frequency is Stamford's real advantage. With 35 direct morning trains, you rarely plan your morning around a timetable: if you miss one, another usually follows within minutes5. No other Connecticut station on the schedule we analyzed came close.

Two quieter stations sit inside city limits on the New Canaan Branch. Glenbrook had 5 direct trains in the morning window, taking 56 to 62 minutes with a median of 58. Springdale also had 5, taking 60 to 65 minutes with a median of 625. For residents of those neighborhoods, a walk to a branch station can beat a drive and a parking search downtown.

Amtrak also stops at Stamford. On the same Tuesday, two Amtrak trains left Stamford for New York Penn Station between 5:00 and 8:59 AM, at 8:25 and 8:55, taking 56 to 60 minutes7. Stamford is a destination as well as an origin. One Shore Line East train runs through to Stamford in the morning, leaving Guilford at 6:39 for a 74-minute ride7, and many Westchester and shoreline workers ride in to Stamford jobs. Working residents average a 28-minute commute and 19 percent work from home, above the state's 16 percent1.

Property taxes in Stamford

Stamford taxes real estate by tax district. For FY2027 the rate is 24.31 to 25.14 mills, depending on the tax district: District C 24.31, District B 24.66, District CS 24.72 and District A 25.149. Some downtown properties in District A also pay the Downtown Special Services District levy of 1.39, for a combined 26.53. Cars are taxed at 24.31 mills citywide.

Why does one city have several rates? Stamford has four tax districts, A, B, C and CS and two homes with the same assessment can carry different bills depending on the district9. Downtown also has its own Special Services District, which funds the managed downtown10. As an illustration, not a bill: each $100,000 of assessed value comes to about $2,431 to $2,514, depending on the tax district a year at FY2027 rates. Connecticut assesses homes at 70 percent of market value as of the last revaluation, so ask the assessor for the actual assessment. For FY2026 the district rates were 23.27 (C), 23.47 (B), 23.66 (CS) and 23.92 (A), with cars at 23.2710.

The single town-level figure on the state's rate table is Stamford's business personal property rate, which applies to business equipment, not to homes. Do not use it to estimate a home's tax.

Cars are taxed at one citywide rate, 24.31 mills for FY2027, the same as District C, the lowest district9. Statewide, the car rate is capped at 32.46 mills for FY202712.

Homeowners 65 and older or with a disability may qualify for the state Circuit Breaker credit, with 2026 income limits of $46,300 for a single filer and $56,500 for a married couple13. Applications go to the local assessor.

Schools in Stamford

Stamford Public Schools 15,342 students (2025-26); graduation rate 80% (state 89%); 33% met the math and 36% the English standard (state 46% and 50%)1 2026 town profile, from CSDE data.

Ratings sites weight different things and change their methods each year. For official data on any Connecticut district (enrollment, test results, graduation rates and spending per pupil), use the state's14. Visit schools and speak with the district before you rely on a ranking.

Stamford Public Schools enrolled 15,342 students in 2025-26. The four-year graduation rate was 80 percent in 2023-24 and 33 percent of tested students met the math standard and 36 percent the English standard in 2024-25, against state figures of 89, 46 and 50 percent1. Those district averages trail the state and it is better to say so plainly.

What makes Stamford different is choice. The district runs three comprehensive high schools: Stamford High, Westhill High and the Academy of Information Technology and Engineering (AITE)15. It has four intradistrict magnets (Hart, Toquam, Westover K-8 and Scofield Middle) and three interdistrict magnets (Rogers International K-8, Strawberry Hill K-8 and AITE), all admitted by lottery15.

Stamford High hosts the International Baccalaureate Diploma and Middle Years programs, the High School of Business and Early College Studies. Westhill hosts the Academy of Finance, an interdistrict Agriscience program and JROTC16. J.M. Wright Technical High School is also in Stamford.

Things to do in Stamford

Stamford offers a city weekend without getting on a train. Downtown, Mill River Park has the Nissen Carousel, the Cohen Skating Center, open from November to February and the Whittingham Discovery Center, a nature education center whose solar panels supply 85 percent of its energy18.

In the north of the city, the Stamford Museum & Nature Center combines Heckscher Farm, the Bendel Mansion, the Overbrook Nature Center and a planetarium and observatory19. Few places in Connecticut put a working farm and a downtown skating rink in the same city.

The Palace Theatre runs a dining program with participating downtown restaurants for show nights20. UConn’s Stamford campus is downtown at 1 University Place, bringing students, lectures and events into the center21.

Stamford neighborhoods from the Sound to the Ridges

The Ferguson Library’s local history archive lists more than twenty Stamford neighborhoods, from Cove, Shippan and the South End to Glenbrook, Springdale, Turn of River, Mid Ridges and North Stamford22. Its 23 names also include Belltown, Westover, Ridgeway and Palmer’s Hill. The archive calls them “some of our more well-known neighborhoods”22.

Working south to north: Shippan and the Cove sit on the shoreline. Harbor Point and the South End hold the newest waterfront apartment buildings, close to the station. Downtown has towers, offices and the parks above.

The West Side and East Side have older housing, including two-family homes. Glenbrook and Springdale have their own branch-line stations. Beyond them, Turn of River, the Ridges and North Stamford have larger lots and a suburban feel, with a longer drive to the train.

The city’s direction is set out in the Stamford 2035 Comprehensive Plan, adopted on September 30, 2025. Its future land-use map moved many single-family areas into a lower-intensity residential category and the plan prioritizes development near transit23. Expect new buildings to keep clustering around the stations.

Parks and the shoreline

Cove Island Park has a one-mile walking and running trail, two sandy beaches, a cycling path and the Cove Island Wildlife Sanctuary, one of 27 Audubon Important Bird Areas in Connecticut, where 309 bird species have been recorded24. Beach parking requires a permit; current prices are TO VERIFY with the city.

Cummings Park is another city beach park on the Sound; its amenities are TO VERIFY. Downtown, Mill River Park gives the center a green spine and the nature center’s trails include an accessible route19.

Downtown dining and shopping

Downtown Stamford is a formally managed district: the Downtown Special Services District levies its own rate to fund services in the center10. Bedford Street near the Palace Theatre is often described as the main dining street and Harbor Point has waterfront restaurants; both descriptions are TO VERIFY against an official source.

Healthcare in Stamford

Stamford Health is the city’s top listed employer1. Stamford Hospital has earned Magnet recognition for nursing excellence from the American Nurses Credentialing Center three times25. In 2026 Stamford Health announced a plan to transform the Bennett Medical Center campus, including a free-standing cancer center26.

The town profile lists Stamford Health, NBC Sports Group, Gartner, Deloitte and Charter Communications among the city’s key employers1. Charter’s own 2026 SEC filings give its principal executive offices as 400 Washington Blvd. in Stamford27.

Stamford’s history in brief

Stamford was settled in 1641 and named in 1642 after Stamford in Lincolnshire; the Native American name for the area was Rippowam28. The Rippowam Company, formed in 1640, bought the land from the New Haven Colony for 33 pounds, paid in corn29.

Settled by people from Wethersfield, Stamford became a borough in 1830 and a city in 1893. In the 18th century its canal and harbor shipped goods to New York and the West Indies2. New Canaan in 1801 and Darien in 1820 were later carved from its territory30, which is why the Darien guide shares some of Stamford’s early history.

Who Stamford suits

Daily commuters get the most trains in Connecticut. Downsizers find the deepest condo market on our list, a Magnet-recognized hospital and a walkable downtown; 10 percent of residents are 70 or older1. Parents can plan around the district’s magnet lotteries and specialty programs.

Stamford is less suited to buyers who want a quiet small-town center or a large lot within walking distance of the train.
