Living in Greenwich: overview

Greenwich sits, in CT Humanities' words, at the southernmost and westernmost tip of Connecticut, between Stamford and New York City1. The 2026 town profile counts 63,856 residents, a median age of 43 and a median household income of $206,1302.

Seventy percent of its 25,613 homes are owner-occupied and 71 percent are detached, against 66 and 65 percent statewide2. Among adults 25 and older, 34 percent hold a bachelor's degree and 38 percent a graduate degree.

Greenwich is not only a bedroom suburb. The profile counts 41,552 jobs in town and 12,695 active businesses2. U.S. News ranks it fourth in Connecticut in its 2026 to 2027 list3.

Commuting from Greenwich

Greenwich station had the fastest scheduled morning ride from Connecticut on the weekday we analyzed: 44 to 60 minutes, with a median of 51.5 minutes and 17 direct trains leaving between 6:00 and 8:59 AM5. Cos Cob, Riverside and Old Greenwich have fewer direct trains and slightly longer rides. Parking permits are run by the town, so check availability for the station you plan to use.

Greenwich is the only town on this site with four Metro-North stations, so the commute question is which one. Greenwich station had 20 direct trains to Grand Central leaving between 5:00 and 8:59 AM on our sample Tuesday, 17 of them after 6:00. The fastest took 44 minutes, the shortest scheduled ride from any Connecticut station we checked5.

The three village stations are quieter, with 13 direct trains each. Cos Cob trains took 50 to 62 minutes (median 58), Riverside 52 to 64 (median 60) and Old Greenwich 54 to 67 (median 63)5. Living near a village station trades a few minutes for an easier walk or a smaller parking lot; station parking waits are TO VERIFY.

Property taxes in Greenwich

Greenwich's real estate mill rate is among the lowest in Connecticut and it fell for FY20276. A drop after a revaluation usually means assessments went up, so compare bills rather than rates.

Connecticut assesses homes at 70% of market value as of the town's last revaluation (Connecticut General Statutes, Chapter 203 (assessment at 70% and revaluation)), so $100,000 of assessed value is roughly $142,857 of market value at that date. Special taxing districts can add to the rate and a recent sale price is not the town's assessment. Ask the assessor for the actual assessment.

Greenwich has the lowest FY2027 rate of any town on this site, 10.125 after 12.041 in FY20266. Why do bills still run large? Because the rate applies to expensive homes. As an illustration, each $100,000 of assessed value comes to about $1,013 a year at FY2027, so price the specific house.

OPM also lists many special taxing and sewer districts in Greenwich, including Belle Haven, Indian Harbor, Field Point Park, Mead Point, Khakum Wood and the Greenwich Sewer District7. Ask whether an address sits in one.

Greenwich runs its own senior and disabled tax credit on top of the state Circuit Breaker. For the 2025 filing cycle the town's brochure describes credits from $699 to $2,654, a gross income cap of $86,500 and an assessment cap of $2,281,335, with filing from February 1 to May 15 every two years8. The brochure adds that qualifying owners may defer up to $3,000 in taxes and that combined credits, exemptions and deferrals cannot exceed 75 percent of the tax due8.

Schools in Greenwich

Greenwich Public Schools 8,313 students (2025-26); graduation rate 96% (state 89%); 78% met the math and 80% the English standard (state 46% and 50%)2 2026 town profile, from CSDE data.

Ratings sites weight different things and change their methods each year. For official data on any Connecticut district (enrollment, test results, graduation rates and spending per pupil), use the state's9. Visit schools and speak with the district before you rely on a ranking.

Greenwich Public Schools enrolled 8,313 students in 2025-26. The graduation rate was 96 percent and 78 percent of tested students met the math standard and 80 percent the English standard in 2024-25, against state figures of 89, 46 and 50 percent2.

One public high school, Greenwich High School, serves the whole town, while elementary schools are tied to neighborhoods10. The district lists 11 elementary schools (Cos Cob, Glenville, Hamilton Avenue, International School at Dundee, Julian Curtiss, New Lebanon, North Mianus, North Street, Old Greenwich, Parkway and Riverside) and three middle schools, Central, Eastern and Western; four elementary schools and one middle school also serve as magnets10.

Things to do in Greenwich

Greenwich has its own ferry to town-owned islands. Boats run from the Arch Street Ferry Dock to Island Beach and Great Captain Island and a two-hour “Cruise to Nowhere” costs $25 per person14.

The Bruce Museum reopened in April 2023 after a $67 million renovation and expansion that added a 44,000-square-foot wing15. In July 2026 the museum began a Steamboat Road project to improve the walking links between Greenwich Avenue, the museum and the waterfront16.

Putnam Cottage, also known as Knapp Tavern, survives from the Revolutionary era1. Audubon Greenwich is a large sanctuary in the backcountry; Audubon says its seven sanctuaries and private parcels in Greenwich total 686 acres17.

Greenwich villages, one by one

Greenwich is easier to understand as a set of villages. The 2019 Plan of Conservation and Development recommends Village Districts for Banksville, Byram, Cos Cob, Glenville, Old Greenwich and Riverside18. That wording came from a summary and is TO VERIFY against the plan’s chapter.

Central Greenwich centers on Greenwich Avenue and the main station, with the fastest trains. Byram, on the west side by the New York line, has Byram Park and its pool. Glenville, in the northwest, is built around its own small center.

Cos Cob, Riverside and Old Greenwich, to the east, each have a station on the New Haven Line5. Old Greenwich is where the first settlers bought land in 1640 “for twenty-five coats”1.

Banksville sits in the far north on the New York line. The backcountry, north of the Merritt Parkway, is large-lot country; the plan recommends conservation subdivisions there that keep woods, streams and open land18. Round Hill rises 550 feet above Long Island Sound and served as a Continental Army lookout1. Backcountry homes are a long drive from any station.

Beaches, islands and the OnePass

New residents often ask how beach access works. Residents buy a OnePass with the Park option, which covers Byram Park, Greenwich Point, Island Beach and Great Captain Island; residency must be verified each year from January 119.

Residents 65 and older can get a Senior OnePass with the Park option, which does not need yearly residency proof. It runs on a five-year cycle, currently January 1, 2025 to December 31, 203019.

Non-residents buy single-entry park tickets from May 1 to October 31. Island Beach and Great Captain Island need both a park ticket and a ferry ticket for everyone aged 5 and up. Byram Pool and ferry tickets require a resident OnePass with the Park option14. Pass prices are TO VERIFY. Shoreline buyers should also read flood zones and coastal risk.

Greenwich Avenue and the village centers

Greenwich Avenue is the main shopping street and the 2026 Steamboat Road project links it to the museum and waterfront16. The village centers, in Cos Cob, Old Greenwich, Byram, Glenville, Riverside and Banksville, are local business districts the plan seeks to protect18. We do not publish store or restaurant counts.

Healthcare in Greenwich

Greenwich Hospital is a 206-bed community teaching hospital, a member of Yale New Haven Health and an academic affiliate of the Yale School of Medicine20. Yale New Haven Health reported that it received an “A” hospital safety grade for a second year in a row21. Leapfrog’s own site lists its current grade as an “A” for Spring 202622. Stamford Hospital is in the next city east.

Employers

The 2026 town profile lists Ceci Brothers, Greenwich Hospital, AQR Capital Management, Bimbo Bakeries USA and Interactive Brokers among Greenwich’s key employers2. Finance, healthcare and town services make up much of the job base. Read working in Connecticut.

Greenwich’s history in brief

Greenwich is a border town in more ways than one. It was named on July 18, 1640 after Greenwich near London and the Native American name for the area was Patuquapaen. It was transferred from New York to Connecticut in 165623.

CT Humanities describes a town that began as part of New Netherland, joined the New Haven Colony in 1650 and became a separate township in 16551. Dutch, then English; New York, then Connecticut. Today it is the first stop in Connecticut for Manhattan commuters.

Who Greenwich suits

NYC commuters who prize the shortest ride come first. Parents get one town-wide high school with above-state results. Downsizers have a local senior tax credit, a five-year senior park pass, a Yale New Haven Health hospital in town and 88 SmartMLS condo sales in 202512; 13 percent of residents are 70 or older2.
