The short answer

Stamford has the faster and more frequent commute (50 to 70 minutes, 28 direct trains leaving 6:00 to 8:59 AM) and a bigger job base. Norwalk is cheaper: 2025 medians of $767,000 single-family and $412,500 condo against Stamford's $960,500 and $445,000. Both cities tax real estate by district: FY2027 rates run 22.98 to 24.67 mills in Norwalk and 24.31 to 25.14 in Stamford. U.S. News ranks Norwalk second in Connecticut and Stamford third.

Stamford and Norwalk sit side by side in lower Fairfield County. Both are cities rather than suburbs, both have downtowns and waterfronts and both send commuters to Grand Central every morning. The differences come down to train frequency, price and taxes.

  • Choose Stamford if you will commute to Manhattan most days, want the widest choice of trains or work in Stamford itself.

Stamford is the main express stop, with the New Canaan Branch stations of Glenbrook and Springdale also inside the city. In Norwalk, South Norwalk is where the Danbury Branch (including Merritt 7) joins the main line and Rowayton serves the west side of the city. East Norwalk had no direct trains in our morning window5.

Both cities have deep condo markets: 542 condo sales in Stamford and 344 in Norwalk in 202567. Zillow’s typical home value, a modeled figure rather than a sale price, was $724,387 in Stamford and $676,843 in Norwalk as of August 31, 20263.

Neither city has one rate for homes. Norwalk’s six taxing districts run from 22.98 mills in Rowayton to 24.67 in the sewered 4th District8. Stamford’s four tax districts run from 24.31 in District C to 25.14 in District A and some downtown District A properties pay 26.53 with the downtown levy9. Cars are taxed at one citywide rate in each: 22.95 mills in Norwalk and 24.31 in Stamford. The single town-level figure on the state’s rate table is each city’s business personal property rate, not the rate on homes. Which Stamford neighborhoods fall in which district is TO VERIFY, so check the district on the tax bill or the city’s property records10.

Schools

Both cities run large public school systems with a mix of neighborhood, magnet and specialty schools. We have not yet verified a current rating for either district, so we show it as TO VERIFY. Downtowns and lifestyle

Stamford has a high-rise downtown with offices, restaurants and apartment towers, Harbor Point on the water and quieter residential neighborhoods to the north. Norwalk centers on SoNo, with restaurants, the Maritime Aquarium and the train station, plus the village feel of Rowayton and the arts community in Silvermine.

Jobs in each city

Stamford has corporate offices, a hospital system and a downtown business district, so many residents work locally. Norwalk has offices around Merritt 7 and in SoNo. Both are within a short drive of each other and of Greenwich.

The commute in detail

The headline difference is frequency. On the schedule we analyzed, Stamford had 35 direct trains to Grand Central leaving between 5:00 and 8:59 AM, 28 of them between 6:00 and 8:595. South Norwalk had 16 direct trains in the 6:00 to 8:59 window and Rowayton 75.

Time differs too. Stamford’s direct trains took 50 to 70 minutes, with a median of 57. South Norwalk’s took 61 to 77, with a median of 69.5. Rowayton’s took 64 to 705.

At the medians, a South Norwalk commuter spends about 12 to 13 minutes more each way than a Stamford commuter. Over a day that is about 25 minutes. Over a year of commuting four days a week, it adds up to well over a full working week of extra time on the train.

The fare favors Stamford too. An adult monthly ticket to Grand Central costs $349.50 from Stamford or from Norwalk’s Rowayton station and $372.75 from South Norwalk, at fares effective July 1, 20264.

For a hybrid worker going in two days a week, the gap is smaller in total and often worth it for a lower price. That is the trade most people weighing these two cities are really making.

Frequency matters as much as speed. With more trains, a Stamford commuter can leave a few minutes later or catch the next train after a delay without much penalty. With fewer, a South Norwalk commuter plans around a shorter list of departures. See the commute times table for every station.

Property tax on real homes

The mill rate table above shows the rates. Applied to each city’s 2025 median prices, they give the yearly figures below once each city confirms its rate12.

At Stamford’s single-family median of $960,5006, the yearly tax would be about $16,345 to $16,903, depending on the tax district. At Norwalk’s single-family median of $767,0007, about $12,339 to $13,246, depending on the taxing district.

For condos, at Stamford’s condo median of $445,000 and Norwalk’s of $412,500, the yearly tax would be about $7,573 to $7,831, depending on the tax district in Stamford and about $6,636 to $7,124, depending on the taxing district in Norwalk.

Compare the same price in both cities too. A $600,000 home would be taxed at about $10,210 to $10,559, depending on the tax district in Stamford and about $9,652 to $10,362, depending on the taxing district in Norwalk.

Sales volume and choice

Both cities have large markets, which means more choice and more data on what homes sell for. In 2025, SmartMLS recorded 628 single-family sales in Stamford and 518 in Norwalk67.

The condo markets are the bigger difference: 542 condo sales in Stamford against 344 in Norwalk. If you want a condo near a train station, Stamford’s larger market gives you more buildings and price points to choose from.

Neighborhoods to consider in Stamford

Downtown. High-rise apartments and condos, offices, restaurants and the main train station. It suits people who want to walk to the train and to dinner.

Harbor Point and the South End. Newer apartment and condo buildings on the water, close to the station.

Shippan and the Cove. Residential areas near the water on the city’s southern edge.

Glenbrook and Springdale. Neighborhoods with their own stations on the New Canaan Branch, between downtown and the northern suburbs.

North Stamford. Larger lots and a more suburban feel above the Merritt Parkway, with a longer drive to the station.

Neighborhoods to consider in Norwalk

SoNo. South Norwalk, around the station, with restaurants, the Maritime Aquarium and apartments.

Rowayton. A waterfront village on the west side of the city with its own station.

East Norwalk. Residential streets near the shoreline and Calf Pasture Beach.

Silvermine. A wooded area on the Wilton and New Canaan side, known for its arts guild.

West Norwalk and Cranbury. Quieter residential areas with mostly single-family homes.

Living without a car

Both cities make car-light living possible near their stations. Downtown Stamford and SoNo have the most walkable neighborhoods, with the train, groceries and restaurants nearby.

Local buses serve both cities14. Outside the downtowns, most households need a car and the town car tax applies to each one12.

Questions to ask before you choose

How many days a week will you commute and at what time? If you need trains outside the busiest hours, check both schedules for those times.

Do you want a condo or a house? The tax comparison flips depending on the answer.

Which neighborhoods are within your budget in each city and how far are they from the station? A cheaper home with a long drive to a busy station can cost more time than it saves.
