Best Connecticut Towns for Downsizing: Condos, 55+ Communities and Taxes

Downsizing works best where there is enough smaller housing to choose from. This list starts with condo and 55+ supply, then adds taxes, rail access and town centers.

The short answer

West Hartford (119 condo sales in 2025 at a $345,000 median), Southbury (Heritage Village, 2,580 homes; 255 condo sales at $299,000), Milford (159 at $315,000) and Branford (163 at $310,000) have the deepest condo markets on this list. Guilford and Madison cost more but sit on the shoreline. Taxes range from 22.16 mills in Branford to 46.77 in West Hartford for FY2027.

The towns

West Hartford. 119 condo sales in 2025 at a $345,000 median4, and ranked first in Connecticut by U.S. News for 2026 to 20275. It has the highest mill rate on this list, so check the tax on each unit. West Hartford guide.

Southbury. Heritage Village has 2,580 homes, the largest of the 62 Connecticut communities 55places lists1. Southbury had 255 condo sales in 2025 at a $299,000 median6. Southbury guide.

Guilford. A 2025 condo median of $480,000 across 54 sales7, a historic green and a Shore Line East station8. Guilford and Madison guide.

Madison. A 2025 condo median of $550,000 across 42 sales9 and a lower mill rate than Guilford. Guilford and Madison guide.

Milford. 159 condo sales in 2025 at a $315,000 median10, beaches and its own Metro-North station. Milford guide.

Branford. 163 condo sales in 2025 at a $310,000 median11, the lowest FY2027 mill rate on this list and Shore Line East service.

Stratford. Oronoque Village, a 55+ community with 929 homes per 55places1, and a 2025 condo median of $350,00012. Note its FY2027 mill rate of 37.73.

Danbury. Rivington, an age-targeted (not age-restricted) community with 1,050 homes per 55places1, and 355 condo sales in 2025 at a $355,000 median13.

Simsbury. A 2025 condo median of $325,00014 in the Farmington Valley.

Condos also carry monthly common charges. Ask for the budget, reserve study and any planned special assessments before you buy.

Tax on the median condo

The mill rate table shows the rates. Applied to each town’s 2025 condo median, the FY2027 rates give these yearly bills2:

  • Branford: about $4,809 on $310,00011.
  • Southbury: about $5,316 on $299,0006.
  • Danbury: about $6,270 on $355,00013.
  • Milford: about $6,322 on $315,00010.
  • Simsbury: about $7,660 on $325,00014.
  • Madison: about $8,878 on $550,0009.
  • Stratford: about $9,244 on $350,00012.
  • Guilford: about $9,542 on $480,0007.
  • West Hartford: about $11,295 on $345,0004.

Branford’s low rate and Southbury’s moderate rate keep the bills low even when prices are similar. West Hartford’s high rate more than doubles Branford’s bill on a condo that costs only a little more.

Add common charges to these figures before you compare. In some associations the monthly fee is as large as the tax.

Condo markets that move

A deep condo market matters when you are buying and when you eventually sell. Towns with many sales give you more choice and more comparable sales for pricing.

In 2025, Danbury led this list with 355 condo sales, followed by Southbury with 255, Branford with 163, Milford with 159 and West Hartford with 11913611104. Guilford and Madison had far fewer: 54 and 42.

If you want a beach condo in Guilford or Madison, expect to wait for the right unit and to move quickly when it appears. In Southbury or West Hartford, you will usually have more to choose from at any given time.

Age-restricted and age-targeted communities

55places lists 62 communities in Connecticut that are age-restricted under federal rules115. Heritage Village in Southbury, with 2,580 homes, is the largest. Oronoque Village in Stratford has 929. Rivington in Danbury is age-targeted rather than age-restricted, which means younger buyers can live there too.

Age-restricted communities usually have common charges that cover landscaping, snow and sometimes a clubhouse or pool. Ask for a full list of what is included, what is not and how often fees have risen.

Healthcare access

Many downsizers choose a town with a hospital or specialist care nearby. West Hartford and Simsbury are close to Hartford’s hospitals. Guilford, Madison, Branford and Milford are close to New Haven. Danbury has its own hospital.

We have not yet measured drive times from each town to the nearest acute-care hospital, so treat those figures as TO VERIFY. Ask your doctors where they would refer you in each area before you decide.

Getting around without a car someday

Think ahead about a day when you may prefer not to drive. Town centers in West Hartford, Guilford, Madison, Branford and Milford put shops, restaurants and services within a short walk or a short drive of many homes.

Local bus service is strongest around Hartford, New Haven and Stamford16. Shore Line East and Metro-North connect the shoreline towns to New Haven and New York817. Ask each town’s senior center about rides to medical appointments.

Selling and buying at the same time

Most downsizers are selling a larger home while they buy. The timing is one of the hardest parts of the move. Options include selling first and renting in between, making a contingent offer or arranging a rent-back from your buyer.

Choosing between shoreline and inland

Shoreline towns such as Guilford, Madison, Branford and Milford offer the water, town greens and easy access to New Haven. They also bring flood zones on some streets and, in places, higher insurance costs. Read the insurance and flood guide before buying near the water.

Inland towns such as West Hartford, Simsbury, Southbury and Danbury avoid coastal flood risk and offer a different pace. West Hartford’s center is walkable, with shops and restaurants close together; Southbury’s Heritage Village is a community in itself.

Spend time in both kinds of town before you decide. Many downsizers find they care more about a walkable center and nearby friends than about the view.

One floor or two?

Many downsizers want single-floor living or at least a main-floor bedroom. Ask your agent to filter for it. Ranch-style condos and townhouses with first-floor primary suites are popular with downsizers, so expect competition for them.

If you find a home you love with stairs, ask whether a stair lift or a first-floor bedroom conversion would be possible later.

The age profile of each town

Town profiles report the median age and the share of residents 70 or older1819202122. These describe the towns, not who should live in them, but they hint at the services a town has built up.

For contrast, Southbury’s median age of 54 is the oldest of any town on this site and New Haven’s 32 is the youngest23, a gap of more than twenty years between two towns in the same county.

An older median age often comes with an active senior center, dial-a-ride transportation and a strong market for one-floor homes and condos.
