Greenwich vs Darien, CT: Commute, Schools, Taxes and Lifestyle on the Gold Coast
Two of Connecticut's best-known Gold Coast towns. Greenwich is larger, with four stations and a very low tax rate; Darien is smaller, with a top-rated school district. Here is how they compare.
The short answer
Greenwich has the faster ride (44 to 60 minutes from Greenwich station) and four stations; Darien's two stations run 58 to 71 minutes. Greenwich's FY2027 mill rate is 10.125, Darien's 16.05. Niche 2027 rates Darien's district A+ and fifth of 118 in Connecticut. Prices are similar at the top: Zillow's typical values were $2.38 million and $2.47 million.

Greenwich and Darien are two of the most sought-after towns in Connecticut, separated only by Stamford. Both are expensive, coastal and close to New York. Greenwich is much larger, with distinct villages; Darien is a small town organized around its schools and two stations.

Parking. Darien runs separate permit waitlists for the Leroy West lot (residents only) and the Noroton Heights lot, at $10 a year to stay on the list4. A typical wait is TO VERIFY. Greenwich manages its own station permits; check with the town before you buy.

SmartMLS covers Greenwich only partly, because most Greenwich sales are listed on the separate Greenwich MLS5, so its Greenwich median is based on fewer sales. Zillow’s typical home value, a modeled figure, was $2,376,620 in Greenwich and $2,468,827 in Darien as of August 31, 20266.
Greenwich’s villages vary a lot: Byram and Glenville, Cos Cob, Riverside and Old Greenwich near the stations and the larger properties of the back country.

Greenwich has one of the lowest mill rates in the state and Darien’s is the third lowest of the towns on this site, after Greenwich and Westport7. Some Greenwich addresses also pay small district rates for associations or sewers.
Schools
Niche’s 2027 rankings rate Darien’s district A+ and fifth of 118 Connecticut districts8. We have not yet checked Greenwich’s current rating, so it is TO VERIFY. Use EdSight for both9.
Town character and size
Greenwich has a busy downtown along Greenwich Avenue, harbors, parks and a range of neighborhoods. U.S. News ranks it fourth in Connecticut for 2026 to 20271. Darien has a compact downtown along the Post Road, beaches and a strong town identity.
Beaches and clubs
Both towns manage beach access through resident passes; check each town’s parks and recreation department for current rules. Private clubs are common in both.
The commute in detail
Greenwich station is the fastest Connecticut stop on the New Haven Line. On the schedule we analyzed, its direct trains took 44 to 60 minutes, with a median of 51.5 and 17 of them left between 6:00 and 8:59 AM3.
Greenwich’s three smaller stations, Cos Cob, Riverside and Old Greenwich, each had 10 direct trains in the same window. Old Greenwich’s took 54 to 67 minutes3.
In Darien, Noroton Heights’ direct trains took 58 to 63 minutes, with a median of 59 and Darien station’s took 61 to 71, with a median of 633. Darien station had 9 direct trains between 6:00 and 8:59 and Noroton Heights 7.
At the medians, Greenwich station is about 11 minutes faster each way than Darien station. Noroton Heights narrows the gap to about 7 or 8 minutes. For many Darien residents, the bigger issue is not the ride but the parking.
The parking question
Darien’s permit lots are in high demand and the town keeps separate waitlists for its two stations4. Joining as soon as you can is the usual advice. While you wait, residents use daily parking where available, walk, bike or get dropped off.
Darien’s annual commuter permit costs $478.58 ($450 plus sales tax) and daily parking is $54. Greenwich sells annual commuter permits for the Cos Cob, Old Greenwich and Riverside lots at $495 each, open to residents and non-residents, from a waitlist; the town does not publish a wait time10. If you can walk to a station, the parking question disappears. In both towns, homes within walking distance of a platform are especially sought after.
Property tax on real homes
Greenwich’s FY2027 rate fell to 10.125 mills from 12.041 the year before. Darien’s rose to 16.05 from 15.487.
At the 2025 single-family medians, that means a yearly tax of about $17,750 in Greenwich, on a median of $2,504,4755, and about $26,964 in Darien, on a median of $2,400,00011. Despite the similar prices, the Darien bill is about $9,200 a year higher.
For condos, the gap is similar in proportion. At Greenwich’s condo median of $883,500, the tax is about $6,262. At Darien’s of $1,080,000, about $12,134.
At the same price, a $2,000,000 home would be taxed at about $14,175 in Greenwich and about $22,470 in Darien. Over ten years at current rates, that difference alone is more than $80,000.
Remember the caveat on Greenwich prices: SmartMLS covers only part of the Greenwich market, so its median is based on fewer sales than the town’s full market5. Ask an agent for figures from the Greenwich MLS.
How the two towns differ in size
Greenwich is a large town with several distinct villages, each with its own center. Darien is much smaller and more compact, with a single downtown along the Post Road.
That difference shapes daily life. In Greenwich, where you live within the town can matter as much as the town itself: the walk to Greenwich Avenue from central Greenwich is very different from the drive from the back country. In Darien, most homes are a short drive from the center, the schools and the stations.

Central Greenwich. Near Greenwich Avenue and the main station, with walkable streets and a mix of homes and condos.
Byram and Glenville. On the western side of town, near the New York border and the Byram River.
Cos Cob and Riverside. Each with its own station, between central Greenwich and Old Greenwich.
Old Greenwich. A village with its own station, shops and access to Greenwich Point.
The back country. North of the Merritt Parkway, with large properties and a longer drive to the train.

How often will you commute and from which station? Compare the median ride and the number of trains at your time.
What will the property tax be on the homes you are considering? The rate gap between the two towns is large enough to change a monthly budget.
Can you walk to a station and if not, how will you park? Ask both towns about permits before you buy.
Do you want a large town with many villages or a small town with one center?

Three differences stand out. Greenwich has nearly six times as many jobs in town as Darien, so more residents work locally and the mean commute is shorter. Darien is more owner-occupied and more detached, with fewer rentals and condos to start in. And Darien reports a larger share of residents working from home, which matters if you would use the station only two or three days a week.
The Census reports Darien’s median household income only as its top bracket, so the two incomes cannot be compared as exact figures.

Clubs, beaches and town life
Both towns restrict beach access to residents in the busy season, with passes sold by the town. Greenwich’s beaches include Greenwich Point and Byram; Darien’s include Weed Beach and Pear Tree Point. Darien’s 2026 beach emblem costs $58 for residents and is free for senior residents, one per household; emblems are sold only to residents and Darien real estate taxpayers and are required at Weed Beach from April 15 and at Pear Tree Point from May 2214. Greenwich requires a resident seasonal pass or a single-entry pass to enter Greenwich Point from May 1 to October 3115. Greenwich’s current pass prices are TO VERIFY with its parks department.
Private clubs, sailing and yacht clubs are part of social life in both towns, but plenty of residents never join one. The public parks, libraries and town programs offer a lot on their own.
Greenwich Avenue is one of the best-known shopping streets in the region. Darien’s shops along the Post Road and near the station are smaller in scale but convenient.
