Gold Coast or Next Stop Over? Greenwich vs Stamford vs Norwalk vs Milford for NYC Commuters
Four towns on the New Haven Line, four very different budgets. One table with the scheduled ride, morning trains, 2025 prices and the tax on the same home.
The short answer
Greenwich has the fastest scheduled ride (median 51.5 minutes) and the highest prices. Stamford has the most direct morning trains and condos at a $445,000 median. Norwalk's South Norwalk station has a median of 69.5 minutes with lower prices. Milford is the value pick, with a $539,000 single-family median and a 105-minute median ride best suited to a hybrid week.
Most Connecticut commuters choose between paying for a shorter ride and paying less for a longer one. These four towns cover the range: Greenwich at the state line, Stamford one stop east, Norwalk in the middle of Fairfield County and Milford just past it. All four have their own Metro-North stations.

Parking
Station parking in all four towns is run locally and many commuter lots use permits. Before you buy, ask the town’s parking authority about waitlists and daily spaces for the station you will use. In nearby Darien, for example, the town runs separate permit waitlists for each lot3.
The four towns in a sentence

How to choose
- Count your office days. Five days favors Greenwich or Stamford; two or three opens up Norwalk and Milford.
- Price the full month: mortgage, tax, ticket, parking and car.
- Ride the train you would take, at the hour you would take it, before you make an offer.

Greenwich up close
Greenwich is the first Connecticut town on the New Haven Line and it has four stations: Greenwich, Cos Cob, Riverside and Old Greenwich. On the October 13, 2026 schedule, direct morning trains from Greenwich station took 44 to 60 minutes, with 17 leaving between 6:00 and 8:59 AM1.
The three smaller stations had fewer direct trains, 10 each in the same window and slightly longer rides1. Living near one of them can still make sense if the walk to the platform is short.
Greenwich’s FY2027 mill rate of 10.125 is one of the lowest in the state4. The catch is price. SmartMLS reported a 2025 single-family median of $2,504,475 and a condo median of $883,500, but it covers Greenwich only partly because most local sales go through the Greenwich MLS2.

Stamford up close
Stamford is the busiest Connecticut station for the Grand Central commute. On the same schedule, 35 direct trains left Stamford between 5:00 and 8:59 AM, 28 of them between 6:00 and 8:59, with rides of 50 to 70 minutes1.
That frequency is the main reason to choose Stamford. If you miss a train, another one is rarely far behind. Express trains make the ride shorter at peak times.
Stamford also has the largest condo market of the four: 542 condo sales in 2025 at a median of $445,0005. The single-family median was $960,500. Many of the condos are in or near downtown, within reach of the station.
Stamford’s FY2027 real estate rate is 24.31 to 25.14 mills, depending on the tax district, with District C lowest and District A highest6. Cars are taxed at 24.31 mills. Ask which district each address is in. Read the full Stamford guide.
Norwalk up close
Norwalk’s main commuter station is South Norwalk, where direct morning trains took 61 to 77 minutes on the schedule we analyzed, with 16 leaving between 6:00 and 8:59 AM1. Rowayton, on the city’s west side, had fewer trains but a slightly shorter median ride.
Norwalk is the value option of the three closer-in towns. Its 2025 medians were $767,000 for single-family homes and $412,500 for condos7.
The tax side needs care. Norwalk has six taxing districts, so its FY2027 real estate rate is 22.98 to 24.67 mills, depending on the taxing district, from Rowayton at the low end to the sewered 4th District at the high end8. Ask for the district of the address you are considering.

Milford up close
Milford is much farther out. Its direct morning trains took 97 to 117 minutes to Grand Central on our sample schedule, with 10 leaving between 6:00 and 8:59 AM1.
In exchange, prices are far lower. Milford’s 2025 medians were $539,000 for single-family homes and $315,000 for condos9. Its FY2027 mill rate is 28.674.
Milford makes the most sense for people who go to Manhattan two or three days a week or who work in New Haven or Stamford some days and from home on others. It also has a long shoreline and its own downtown. Read the full Milford guide.
Three ways to commute, three different answers
Five days a week. If you will ride every working day, frequency and ride time matter most. Stamford and Greenwich lead on both. The extra cost of living closer in is partly repaid in time.
Three days a week. Norwalk becomes much more attractive. The ride is a little longer, but the lower prices and the choice of homes can outweigh it.
One or two days a week. Milford comes into play. A longer ride is easier to accept when it is occasional, and the savings on the home are large.
Monthly cost on a typical home
To compare the tax side fairly, take a $700,000 home in each of the four towns, assessed at 70 percent of market value. At FY2027 rates, the yearly tax would be about $4,961 in Greenwich, $11,912 to $12,319, depending on the tax district in Stamford, $11,261 to $12,089, depending on the taxing district in Norwalk and $14,048 in Milford4.

Questions to answer before you choose
Where exactly is your office? A Grand Central commute favors the East Side. If you work on the West Side or downtown, add the subway to every ride.
How will you get to the station? Walking, driving and parking or a drop-off each change the answer. Check permit rules for each station on the parking and fares guide.
What do you want from the town itself? Greenwich and Stamford have busy downtowns, Norwalk has SoNo and Rowayton and Milford has a classic town green and beaches.

Housing types near each station
The kind of home you can buy within walking distance of the train differs a lot among these four towns.
Around Stamford station and downtown, most of the housing is apartments and condos in larger buildings, with some townhouses. Single-family homes are mostly a drive away, in neighborhoods to the north and east.
In Greenwich, homes near the four stations range from condos and older multi-family houses to single-family homes on small lots. Larger properties are farther from the rail line.
In Norwalk, South Norwalk has condos and apartments close to the station, while Rowayton and East Norwalk have more single-family homes. Milford has a mix of single-family homes and condos within a short drive of its station, plus beach neighborhoods along the shore.
If walking to the train is a priority, start your search with condos near the station and widen it from there.
What the ride feels like
Ride time is only part of the experience. A one-seat express train with a guaranteed seat is a different commute from a crowded local that stops at every station.
How full a train is when it reaches your station depends on where you board. Stations farther out are earlier on the route, so a seat can be easier to find there. Ride your train at your hour or ask regular riders, before you assume either way.
Many commuters use the time to work or read. If you can do focused work on the train, a longer ride costs less than it seems.
A simple scoring method
If you are torn between two or three of these towns, score each one from 1 to 5 on the factors that matter to you: ride time, train frequency, home price, property tax, town character and parking. Weight the scores by importance.
The exercise forces you to decide what matters most. For many people it is frequency; for others, it is the price of a house with a yard. There is no wrong answer, only a choice that fits your schedule and budget.
